Energy Performance Certificates – what they are

Energy Performance Certificates (EPCs) give information on how to make your home more energy efficient and reduce carbon dioxide emissions. All homes bought, sold or rented require an EPC.

 

What does EPC provide

  • it provides information on your home's energy use and carbon dioxide (CO2) emissions
  • suggestions to decrease energy use and carbon dioxide emissions

 

EPC's evaluate the current energy efficiency and CO2 emissions with potential figures based on ratings that individual home achieve. Potential figures are calculated by taking in account if energy saving mesaures were put in place. It is approximation of how much CO2 emissions it contributes to and recommends energy efficient measures that home can take to reduce emission. The rating system categorise home using a grade from 'A' to 'G'. An 'A' is the most efficient, while 'G' is the least efficient. Same criteria is used for all the properties which makes it simple to compare between different properties. Sample energy efficiency rating graph can be found below

What does EPC recommend

EPC's also helps find out in detail the measures that can be taken to improve energy efficiency of the property. It suggests improvements, like wall/loft insulation, double glazing etc. It provides general idea on how much roughly it can save in cost per year, if action is taken on those improvements. It goes in detial how these steps will make difference to the energy and carbon emission rating of the property.

 

One don't have to act on the recommendations in the recommendation report. However, it gives enough information about the benefits you get if do so. Plus it also make property more attractive to buyers or tenants.

 

When do you need an EPC

You are required to have an EPC for the property when you are looking to sell or rent property. EPC once done is valid for 10 years unless something related to energy use has changed which can make difference to the corbon emission loss.
